FREQUENTLY ASKED QUESTIONS

1) HOW TO ACCESS THE RESIDENT PORTAL

The tenant portal can be accessed by clicking on the menu tab RESIDENT PORTAL to be redirected. Your username is the email address you provided at move in. Your password can be reset by using the “Forgot password” link at the bottom of the login page. If this is your first visit to the portal you will need to select a password and then confirm it before you can log in.

2) HOW TO OBTAIN A COPY OF MY LEASE

Please login to the resident portal and open the Property Details tab. All your leases – current and prior – will be available for download.

3) IS THERE A FEE TO PAY ONLINE?

All online payments are free when using the ACH / electronic check method. The system will ask you to enter your payment details (date, amount) and then enter your bank’s routing number and account number. If you select to pay with a card instead then an additional processing fee from the payment processing company – not Landlord – will apply.

4) HOW TO SUBMIT A MAINTENANCE REQUEST

You can submit a new maintenance request or follow up on an existing request when you login to the resident portal. You can also call in a request at 954 340 1113×1. This line will connect you to a live agent 24/7. We ask that you please always CALL IN emergencies. 

5) LEASE RENEWALS

Typically within 60 days of the end of your current lease. If you would like to sign the renewal early, please email or call Coralie. (954) 340-1113×3 coralie(AT)cafpiusa.com -> replace (AT) with @

6) ADDITIONAL TENANTS

They will need to fill out an online application and submit to a background / criminal / eviction check in order to be considered by Landlord. The application fee is $25.00 per person. Please call / email with the name of the person you would like to add and their email address so we can send them the instructions they will need. Please also note that certain condo associations will require additional application fees and/or documents to be provided.

7) MOVE OUT NOTICES

All notices to Landlord must addressed to CAFPI USA LLC, 2858 N University Dr, Coral Springs, FL 33065 by certified mail with return receipt (or FedEx with signature). Please review your lease to confirm how long of a notice you are required to provide. If you live in a condo, we will notify the association directly, you do not need to contact them too.

8) EARLY TERMINATIONS

All notices to Landlord must addressed to CAFPI USA LLC, 2858 N University Dr, Coral Springs, FL 33065 by certified mail with return receipt (or FedEx with signature). Please review your lease and look for the section labeled End of Tenancy. This paragraph contains the detailed early termination damages. Remember that you must provide proper notice of termination in order for the early termination damages to apply. Failure to provide proper notice will make you responsible for the remainder of the lease payments and all additional expenses incurred by Landlord to re-rent the property.

9) PETS POLICY

If you live in a condo or HOA, you will first need to confirm that the community where you reside allows the bread and size of pet you are considering. If they do, please provide us with a description of the pet to Landlord and pay the pet fee due under your contract. 

10) AVAILABLE PROPERTIES

The apartments and houses currently available can be found here: AVAILABLE RENTALS. Please note that certain properties are age-restricted 55yrs and over, as allowed in Florida. We encourage you to check availabilities frequently as people move out every month. Please also keep in mind that if you are interested in a property located in a condo association, there can be an approval process of about one month. We would recommend starting to look between 2-3 months prior to your desired move-in date.
